Once again thanks guys! Mel..... it gives me some hope that the PC may be part of the problem and maybe I won't have to send it back. Derek that is what I have been saying for about 2-3 years as well. Im also a "money guy" and the worst thing this country could do would be to bail out the bad mortgages. It would insure we remain in this crunch a lot longer. We may have already done that but that remains to be seen. Bottom line is that home values will not recover for quite sometime. I am not evading anything! There are less CRA loans then conventional and less CRA loans than subprime loans although some are subprime and CRA. The % of bad CRA loans is almost equal to bad conventional loans at about a 9-12% rate of default. Sub-prime loans are at about 15%.... NOT MUCH DIFFERENT!! You seem stuck on the fact that just because CRA loans have a lesser default rate the legislation did not cause all of this. The fact is higher LTV's were offered because of these legislations. NO mortgage programs would have offered these high loan to values and not of them would have required PMI if it had not been for the Community Reinvestment Act and others like it. Another result of the act was allowing higher DTI's (debt to income %'s) or ratios to go above the norm. This actually started with Fannie & Freddie products and yes CRA loans and then moved in to what we now call subprime. You can believe it or not believe it...... it doesn't really matter to me. It was my business to know these things especially while I worked for HUD. I was tracking a lot of this information and as a broker the first thing I would do when a customer refused to put money down despite me telling them to was take them to an FHA loan with no money down and higher DTI's. Yet another government project created by the dems. I concede there are a lot more people to blame in all of this but it all started with this type of legislation! Kall a mortgage is considered profitable for 1-2 years. After that if it is still on the books it is not really doing anything. Take US Bancorps model whom is doing quite well despite all of this...... they prefer to hold a mortgage no longer than 3 years as the return on interest becomes a "stagnant return". A loan can be foreclosed on and still be considered "profitable". Sorry but I disagree with you..... CRA started it but it is not the only reason. It merely opened the door for everything else. and guess what.... the DOW will be going up and down for a bit.... it is not changing anytime soon. Almost all of my clients are pulling out or in a holding pattern. If that keeps up then nothing will change and nothing the Fed does will really change that. Another cut in rates might get some people back in but then the dollar will just get devalued more. Sorry Kall but it is what started it all and by the way brokers are bound by it in a differnt way. HUD, acting as the police for RESPA (real estate setlement procedures act) check protfolios to see how many are to low income or CRA areas otherwise you get slamed for redlining. The percentage of CRA loans that have gone in default is higher than the conventional loan number because they had no vested interest really... no money down, no wait they had money down it was the tax payers money. If the government would not have pushed to lend higher LTV loans this would have never happened. Also PMI would not have been necessary and the government also was involved in working with the insurance companies to allow this to work. It is true that a lot of the actions after that fall on the shoulders of the banks and lenders as well as the insurance companies but that does not negate what opened pandoras box. Sorry it is not a lame excuse it is fact..... much of the blame lies on teh government and honestly I am still not sure why homeowners are not taking any resposibility for what they signed and agreed to? Bottom line is this is a big mess but to say it is the fault only of big business is a crock. Kall.... unfortunatly I believe you are right. When McCain said he was going to socialize the bad mortgages I then realized I am voting Libertarian. He just lost my vote.... both of these candidates have no clue what is best for us nor are they proposing solutions that will help. That is true but Carter is resposible for getting CRA and other mortgage bills through to push for higher LTV (loan to value) loans. PMI (mortgage insurance) was created as a result to have the ability to lend money with little or no money down to hedge the risk the banks were taking as a result of the government policies. Fannie and Freddie also got more loose with what they would buy as a result of this. Had this legislation never been passed becaue "everone deserves the ability to buy a home" then this would have never happened. So what you say is true but so is what I have stated above. I was a Senior mortgage banker and I worked for HUD and these discussions have been going on forever in the industry as far as how long it would last at the pace it was going and when it would all fall apart. What really kicked it up a notch were the private investors and lenders that saw the banks lending this way and realized they could do the same thing. I wondered about that as well unless the PC just naturally pulls one side more because of what side we throw the PC from out of a BOC. The problem isn't just the end cells but 4 of the cells on the left. Half of the cels inflate... the rear of them but the front section of the cells do not. When it is opening it loks like something is pushing doen on the top of the cells in the front. That is why I was wondering if the the PC was maybe pulling the topskin back to the point that it was closing the front of the cells?? I did say Bush had a hand in it and that pisses me off! As for the socialism bit..... McCain is not for it like Obama and the way left (Obama, Pelosi, etc.) are in favor of the federal government running anything they can. Once again I am not that happy with either candidate but McCain is the lesser of the two bad reps that we are voting on. I may still vote libertarian!!! Most people in congress vote along the party line which is also something I cannot stand but that is what you get with a bunch of lawyers in the government. We need leaders and business men not another lawyer. Bush has not been all that great but he also gets blamed for a lot that he really didn't do. To say that because McCain voted 90% of the time with Bush does not make him bad just as not voting with Bush does not make Obama good. There are a lot of things Obama vted for that are good and a lot that are bad IMHO and the same goes for McCain. I think Obama has this in the bag unless McCain can pull off a miracle tonight. The best I can hope for is the same as what happened to Carter.... failure followed by someone as great as Reagan. Bush did not cause the economic crisis. It actually all started with Carter but he did make it worse and I am willing to concede that. Nationalizing anything including health care, banks, etc. is socialism and yes Obama does support it. As far as percentages go.... sure Obama has a lower number but that is also because he abstained from many of the votes. Most of his current term has been spent on running a campaign....... Again we will not see eye to eye on this but it is always good to have friendly discussion. I love talking politics as long as it stays a discussion. Cheers!! He and Bush did not get along back in 2000 when I wanted McCain to get the nod for the GOP. As for the 90% statement.... look at what he voted to support and you will realize that Obamas support is very similar except on the far left issues. Bush is a "Republican" by name and most of what he puts through will be GOP ideals but I feel on the ones that were wrong..... most of the time McCain went against Bush. I mean McCain was willing to work with Kennedy.... the right just doesn't do that. I understand your stance and I will never change your vote. It is just hard being in the business world and knowing what socialism will do to our economy especially when it is so weak! I am and will be until I die a classic Republican. Fiscally conservative and believeing in a small federal government with power to the states! Just because the GOP has lost their way I am not going to vote the polar opposite of what I believe in. Especially when I feel the candidates idea of change is not change for the better but changing the very fiber of America. Again I respect your position and there are many times that you put forthe some very valid arguments. Bill I generally enjoy what you comment on and how you do it but the whole 90% with Bush is just to much of a talking point. You are obviously a smart man and know that McCain is NOT Bush! Yes I know that but I jumped it with the PC that was with the rig I bought. Sorry not to be clear.... I bought this canopy with 2 jumps on it as part of a complete system. I wanted the expert Cypres in it and the canopy so when I unhooked the canopy from the rig and put it in mine I just left the d-bag and PC on it. Good question.... I am not sure as it is the one that came with the canopy. It is bigger than the PC I used for my 254 PD F-111. I was just excited to jump it so I went with what it had attached to it. Do you think that could be the cause?
