"I am some form of trump-ette." I agree. I'd admit President Biden is guilty of a certain amount of pandering the the center of American politics/voter. Its well known that most of media tends to be center left. IMO part of that arises from a better understanding of the macro issues and part because their jobs involve a understanding of all the issues.

I agree President Biden has continued with some of trump's protectionist policies. He has continued trump's: a. Border policies on southern immigration. Failed to tackle or mention comprehensive immigration reform. b. "America first" trade policies in clear violation of the new United States-Mexico-Canada Agreement (USMCA) c. A go it alone China policy when he should be working with more allies than just Australia. Agree. We know more about how to deal with covid. Travel restrictions will just buy a bit more time in holding new variants at bay. trump however intermixed racism, downplayed the dangers and ignored the science. At least President Biden is not directly butting heads with CDC policy. Promoting Ivermectin,bleach injections etc. See Joe's quote above. How quickly the far right switches on the selective memory options.

Or who in the population trusts, understands science and truly respects others. I was surprised at the disclosures this week about the low vax rates in Switzerland. Or the debate that led to the national vote on vaccine passports for the vaccinated. Which passed at 63% v. eliminating them. Previously I'd thought the Swiss to be more a homogeneous population with a more scientific mind.

I have yet to meet any bankers that will lend someone else's money on a "dream". Any appraisal is done by a "professional" and that opinion of value is based upon comparable properties that have sold recently. There are appraisals done by certified appraisers and ones done by realtors. Banks and other mortgage lenders will not accept a realtors opinion(appraisal) for lending purposes. They need to document everything in case of audit. For the purposes of property tax appeals. Sometimes the appeals tax clerks may accept a realtors opinion. But they have their own appraisers as well. A "appraised value" of a marketing plan for a future property development is just that. Its based upon something that doesn't presently exist. Cost overruns, delays in construction, unexpected financing costs, etc. Can all push development costs from a profit to a loss. In addition an "appraisal" based upon rezoning runs the risk of failing the change of zoning. Of rezoning appeals. Thats why lenders of such projects would never advance funds for construction or even purchase of such properties without built in equity protections for their lending positions. All through the development process. The legal drafts and finalized terms from a lawyer for such lending can easily run to $50,000. i.e. rezoning agricultural land to condominium. All borne by the property developer. So if a proposed property redevelopment plan can't get a loan for that "appraised" price without substantial equity guarantees. Through the secured liens on secondary properties. Or other substantial financial guarantees. Its not an appraisal. Its not a dream. Its a proposed development plan and without a good track record of success in similar developments. Bankers can be dream killers. -

It was "self defense" because current US gun laws place a heavy burden on the prosecution of shooters. Together with a "fear of life" defense that makes it easy for shooters to defend. The instructions to the jury tied the hands of the jury because they use the fenceposts of current US laws as their foundations. Open carry of an AR-15,sure. Vigilante justice with a gun,sure. Shoot someone with a skateboard as a "weapon", sure. All because a 17 year old was parading around at night with a AR in order to "protect property" of which he owned none himself. In a civil action the standards are different. A 17 year old dimwit ain't gonna get big civil damages for slander either.
