A few years back two groups of people made huge mistakes. The banks and those who trusted bankers to know better, ignorance is no excuse though taking advantage of peoples ignorance is a sin. Things went south and they went south FAST! The federal government stepped in, saved one group of folks and told the other "don't worry we will deal with you later when things get better." The banks were saved via a blank check from the federal reserve which was backed up the the tax paying citizens of this nation. And we can thank the crown king of the far right Mr. Jesus H Bush for this action (good luck blaming bleeding heart liberals on this one). Thus the dynamic changed. Banks realized that they were too big to fail and that the middle class homeowner, who backed the blank check they were given so they wouldn't go under.....well they weren't saved they were just given an promissory note that their plight would be discussed later. And so we now have an empowered group of folks who know full well that they can do what ever they want when ever they want. Don't believe me? I have some good friends who are in the banking industry and when ever i bring up the housing bubble the #1 answer I get it....."Ah let those suckers go pound salt, who did Uncle Sam save? Us not those suckers!" Now I'm not a rocket scientists though my business card says I am, but last I checked for the majority of history banks existed because of peoples money. There was this meeting of minds where by both sides agreed to take care of each other. There was an understanding. The JHB came in, and "liberated" the banks of their part of the agreement. No i don't think I'm owed any bail out. I was in the process of being able to refinance my home under the extended HARP program which is for those of us with good credit (700+) who are at between 125% and 135% under water. I still had to pay for all the other stuff that everyone pays such as appraisal and closing costs. However the loan was backed by FHA...as I recall. We were very close but all through January the bank was dragging its feet asking for me to resubmit various documents it had "lost". Well it was moving, be it slowly, but when the feds came in and busted the other banks for their inappropriate actions my bank as many others, per my discussions with my friends and those in the support group, froze all action. In a normal market this is not an issue for I or anyone would walk over to another financial institution and refinance with them! However now with the condo being under water by 100K I will have to bring that to the table so as to be able to move to another financial institution. In my book, it appears that I am being held hostage to a financial institutions whims and the funds I have to bring to the table to move to another one is ransom. Overall not a very good situation where there is room for great animosity and hostility. No no no it's 100% my fault. I would be a fool if i didn't think it was. But that said there needs to be some fluidity to the system. yes we had a bubble, yes we had a crash yes many things were done on both sides of the agreement. Buyers over bought banks over stretched.... And from the buyers side it appears that the TARP did a good job of saving the banks from bankers. Now who or what will save the people from themselves? The refinance option that I was looking forward to is a very nice option. I work very hard to keep my credit score in check and at 800 level ( On needed a very good credit score so as to be able to partake in the HARP program) For me this new agreement to move my loan from 7% to 3% would free up capital which I could utilize to pay off the differential of the loans value and the homes value. And things looked to be on the right track there was fluidity in the system...and then...all of a sudden it stopped. And not just for me. But from the last support group I attended...it's across the board. Is there an easy solution? No I don't think so. Is there animosity? Hostility? And a good bit of misunderstanding? Yeah! Will things get better? Well in the end it will all get better. The question is will you be around to enjoy it. Rush What they did wrong is simple, we were on the path to a refinance. Right now my loan is at an amazing 7%. I had paid all that they asked for so that I could qualify for a refy under the new HARP program. Then all of a sudden my bank as well as many others as of 2-1-2112 stopped all progress to Refinancing. They got freaked out and knew that they were in the wrong so ..... on one hand I don't blame them on the other....well I'm out almost $1k in appraisal fees and legal fees.... The refi would have either given me an extra $400 a month in my pocket or I could have thrown that money into the system and paid off the place 5 y ears faster. I like many others are not looking for a bail out, yeah I fucked up by getting married and putting another's life ahead of mine. I'm asking for a square deal. And when I called up and asked what about the money I had spent on the appraisal and the legal fees....i was simply told..."We are sorry about it, it's just bad timing." If I was a banker in the mortgage industry I would not walk into many bars and proudly declare it. Look I'm all for diversity and all but there is something to be said about defacto segregation. Take for example my beloved education, engineering. You are going to get 2 chicks and 52 dicks. Odds are it will be either odd white guys who have never seen the sun or guys from SEA. And the same can be said about other fields of study, it is what it is. Yes I for one would love it if the field of engineering were more diverse and there were people of other cultures and maybe a few more girls....but it is what it is...
