  12. Bump - Finally got into the "new" house!!!! (The closing was a complete fiasco, and took four days thanks to a lawyer that didn't do her job - But that could be a whole other thread.) Pulled up all the stinking carpet in the place to expose an oak floor. First room to get worked over will be my bedroom. I'll be replacing the outlets in the room and taking out the old trim, then painting, then refinishing the floor, then new doors and new trim go up. Not sure if the living room or my son's bedroom will be next. I'll be starting the electrical upgrade soon, too. This house will be on the two-year plan. When it's done, I'll be selling it. Easy Does It

  16. Yes, 90% financed - The odd 10% I have financed I may be able to pay back within a few years, dropping the monthly to less than $900.00. My goal is to have as little financed as possible, which means a lower monthly payment and building equity that much more quickly. I'll probably sell ain about 5 to 7 years, and should turn a pretty nice profit in this area. Easy Does It
  17. 80% - 30-year fixed, 10% financed, 10% down, so I don't pay PMI. Whole payment is less than a grand a month, including taxes and escrow. Cheaper than rent. Easy Does It
  18. The "upgrade electrical" includes pulling lots of copper and installing alot of new outlets and stuff - This place was built in the 50's and still has screw-in fuses. The fuse box will be replaced with a healthy 200 amp breaker panel, (Square D of course-) 100 amps for the house and another 100 amps going to a sub-panel out in the garage. (It would be really sweet if I could get three-phase power, but I don't think I can in a residential neighborhood.) Never thought about pulling Cat 5 but I may as well as long as I'll be up in the attic and down in the crawl doing all the other work. I'm getting an estimate for a 24x30 garage with an 8x16 door. The plumbing is going to be the real challenge - The whole house is done in iron on the supply side as well as waste. I'll probably leave the waste side intact and replace the supply side with copper. The tiny bathroom needs to be gutted and reworked from the studs out. Adding a bath to the master bedroom would be nice but quite expensive, I don't know that it would add enough to the value of the house to get my money out of it. Whew!! Easy Does It

  23. There's always something to do on a house. Even after you get everything up to 100% there is still maintenance to do. Then you sit back and look at a room and get a wild hair and decide to paint - Paint leads to carpet, which leads to new trim, and of course new window treatments and light fixtures. Now that the one room looks great the others look terrible and the whole cycle starts all over. I should buy stock in Home Depot and Ace Hardware. Easy Does It
  24. Roof was new in 2000 - along with the furnace. But I HAVE to have the central air installed soon!! I'll be updating the ductwork this summer, too, the old stuff is a little outdated. Easy Does It
