Hi, Phree... You said something which has me confused. Well, that's my usual state, so who knows if it's actually your fault... Um, aren't you supposed to know how to do this? I mean, when I rent a rig, the main and risers are not hooked up to the harness. They come seperately. The first thing I learned (and subsequently first thing I forgot) was how to attach a main canopy to a harness.... So isn't this supposed to be something that all "A" licensees have to know? At 40 jumps, about the only thing I'm good at is getting on the plane (I haven't tripped there, yet...). Exits, flying, canopy, landing...not good there at all. Yep....I still listen to manifest; when students go on wind hold, so do I. And if they aren't, but I see people with more experience settling on the ground for a bit, then I do, too. And when in doubt, ask someone with a ton of experience what they think you should do...I asked Jan Meyers once when I was questioning the weather, and she told me "You can't handle it yet. Better wait". So I did. There will always be better weather, and the sky ain't going anywhere. I can bide some time on the ground... If it's been appraised within the last 3 months at $700K, you won't have any kind of problem in obtaining a loan. As it has income, it follows other general lending laws which don't necessarily apply to home mortgages. As a realtor, this looks, on paper, like something you shouldn't pass up. But here are some of the questions I'd ask: 1. Are all the units occupied? By lease or month to month? What is the actual rent per unit? What are the utilities the tenents pay for? 2. What are the costs of running this building? Not just gardener, but property taxes, insurance, any special assessments for the area which are out of pocket expenses, whatever utilities the landlord pays for...some suggestions. 3. What are the code modifications needed to bring the property fully up to code? In Burbank, for example, there's low flow toilets, fire alarms, seismic shutoff valves, termites, and whatnot that must be at code before the transaction closes. If you use government funding for ANY part of the loan, there are additional requirements needed, such as handicap access (not just to the unit, but within the unit itself), and so forth. What are your regional, local, and municipal codes require in this way to clear escrow? 4. What updates does the building need? A new roof? New wiring? New plumbing? As the landlord, these things can (not always) be important in retaining your tenents, and having their rents collected on time. Other questions which are important is the ratio of vacancies v. your ability to pay. If you have a unit which vacates at the end of, say, November, you can reasonably expect it to remain vacant for 90 days. Will the rents from the other units be able to cover it? Or is it out of pocket for you? And can you handle that? What are the tax ramifications? Will the write-offs balance out the income you must claim for the rent? How high will this place you in your tax bracket? The tax ratio is larger on what's considered multi family dwellings, which are generally more than 3 families (4+) living on the same piece of property in seperate dwellings... What are you planning on doing if you get a transfer, and can't be hands -on the property? As for the downpayment issue, many many many lenders are lending at 105% LTV on properties, for the simple fact that money is inexpensive right now. They write the loan to cover closing costs, as well. The problem with that is you are mortgaged to the hilt, and should some problem arise, you are now stuck with a high $ mortgage, and have no way out. My advice? I would look closely at the existing numbers, and then talk to a CPA. Once I understood the whole parameter, I'd then talk to a mortgage broker. Once I had an understanding about that, then I'd talk to a local realtor or real estate attorney, and get moving on the deal (all else being good for you, of course). (And I can get you a qualified realtor in your area, as well, so let me know). It's a great opportunity, but as with all great opportunities, there are great risks...check out what those risks are, assess them accurately (with the help from professionals), and then make your decision. If this fell into my lap, and if the answers to the above questions were the ones I was looking for, I would not hesitate to make a move. How low is too low to do flat turns in final?

Another newbie here, Nico.... Know when I learned about flat turns? Jump #15. Know why I learned about flat turns? I ended up downwind at sunset....10-12 knot winds...huge PLF with loooooong skid marks in hardpan, and walked away with a scraped chin, shattered goggles, some little cuts and big bruises, and 2 broken toes. A friend of mine asked me "Hey, dingbat. Why didn't you turn when you realized you were downwind?" to which my reply was "because I was under 300 feet, and I was told to not turn under 300 feet". He looked at me, and told me "You're one tough chickie. You shoulda been going to the hospital. Next time, try a flat turn". In pertinent part, my log book reads: Ow. Ow. Ow, Ow, Ow. Fuck, that was scary. Must find out how/when to do a flat turn. WTF is a flat turn? That's when I learned. Moral of the story is simply this: learn how to do it. Practice it a lot. Way up high, do like 4 or 5 of them. Really see how to do it. Bring your comfort level down once you understand how much alti you lose in a flat turn. And maintain a comfort margin when using them. But never say never. I have had to use it twice, once because someone cut me off, but that wasn't a 90 or 180, more like a 45, and I ended up landing crosswind. The other time was when I realized I had misjudged the wind, and needed to get back to the dz...so pushed it long downwind, and, at 200, made a 180....lost about 70 feet (so it wasn't so very flat, but still, good enough), and went to full glide and landed fine. I just got a killer deal on a Spectre 210...203 jumps, DOM 00, new brake lines, checked out by my rigger (who told me to grab it as fast as I can...), for just about 1/2 price of a new one...and colors are close to what I would have bought new. Got it through a friend here on DZ.com, who knew I was looking for one on a really tight budget, and put me in touch with the seller. Let everyone know what you need (as you are), and see what happens. You might want to consider putting a "Wanted" ad up, as well. Nathan, if you are in a position to make a change for the better ion your lfe, then what are you waiting for? If you don't like the environment you are in, and have the means to change it, then do it. If you don't like the job you're in, and have the ability to change that, then do it. If you want to jump all year 'round, that ain't gonna happen in Boston. Sit down, figure out what you want to do, and then find a way to do it. You didn't put up this post because you really like what you do and where you live...you put up this post to get some encouragement in making a change. Rawk on, my friend, you have that support. Hi, Kallend I'm somewhat confused (oh, so what else is new? LOL). Why would the decision taken by the FAA to not emergency-revoke the pilot's credentials not be considered evidence? I mean, I see it kinda like this: 1. No, the invesigators were not there to actually witness it. However, the cops responding to a traffic accident also are not there to witness it. They merely gather witnesses statements, make a judgement as to who's at fault, and put it into their report. The report is entered into evidence, and used by the jury to come to a conclusion. How is this situation different? And, unless I am greatly mistaken, the report writer is called to tesitfy as to the report's authenticity, inasmuch as yes, they wrote it, yes this is what they wrote. 2. Why do you consider FAA investigators not expert witnesses? If part of their job is to investigate accidents such as this, why does that exclude them from tesifying as to actions taken, etc? And if they are not accident investigators, what are they doing there in the first place, investigating the accident? 3. A fact which is important to the actual deliberation of the entirety of the situation is what comes after the investigation. If it is noted in their paperwork, and is a conclusion made by the investigators, how can that be considered hearsay? Just some curiousity in this whole thing on those points. Actually, Arthur, I would be surprised. In most situations, be it jumping or other kinds, judges bend over backwards to protect someone's civil rights, which include the use of a courtroom to hear them out. Whether they will win is not clear at this point, but unless there is a settlement or the plaintiff gets religion, the plaintiff has a right to bring a case to be heard in a courtroom. As for a judge biotch-slapping someone, very seldom do they actually take any punitive action against the plaintiff if they lose. Occasionally a frivilous law suit is filed, but the camplainant therein must be the exhonerated defendant. Keep in mind that judges do this all day, every day, and literally have little else to do but "judge". Not being a lawyer, I can't say what would be allowed in during discovery or actual trial, but I would think that the defendants will be well represented, the people on the load called as witnesses (sorry Rhino), and any video tape will be presented. Couple that with the FAA's investigation report, and the fact that they did not emergency-suspend the pilot's license, it would seem fairly clear that the mistake is at the feet of the deceased.
