Again, if you really want to experience that greek hospitality, get to the Islands: Tinos, Mykonos, Paros, and ESPECIALLY Santorini.

This doesn't take into consideration the fact that doofus might have lied about what he sold his house for, or what comps he offered. Right on all accounts. Or, the worse offenders are people who "buy the listing" by promising unrealistic promises about what the home will sell for. This almost always ends up losing money for both client and realtor because the longer a home is on the market, the less chance it has of getting sold for anywhere near its asking price. Absofriginlutely, interview at least three realtors. The first interview should be about SERVICE, and NOT pricing. The MARKET dictates price. Get them to tell you what they will do for you. How will they market your home (MLS, broker's open house, advertising, phone calls, just listed cards...etc etc etc). Only after you decide on a realtor and are satisfied with what they have to offer should you talk about price. (in my opinion)

  7. If you go into a FSBO situation without an agent the owner can give you the commision which they would have paid to a buyer's agent. You can take that as a price reduction, to offset the down payment, to roll upgrades into your mortgage, etc. Sure, if you want to be relegated to FSBOs. And you are dreaming if you think someone will throw away that X% if a realtor isn't involved. They could always say, "oh, we always stipulated that buyer's with agents would have to cover their agent's commission. We'll definately buy our next property without an agent. If you don't go with an agent and buy a home that is NOT a FSBO, who is going to advocate on your behalf? You think their agent (who will get both side of the commission) will have your best interests at heart? now, that said........PM and I will help you FOR FREE.
  8. [ Not in my experience. I just sold my own house this summer. Glad it worked out like that. That said, you are, without question, an exception to the rule. Realtors are invloved in 89% of the transactions nationwide. Finally, markets differ as well. Where I live is now a buyer's market, unlike mar, apr, may, june...etc.

  12. I am selling a beautiful home right now, that unfortunately, came on the market at the worst time of the year........after they tried to sell it on their own for 3 months. They probably lost 15k AND are carrying two mortgages until it sells. Not only did they overprice it, they didn't know how to market th home, stage it, or pretty much anything else. But, selling and buying homes is easy once you get the pricing, marketing, liability, and financial stuff down...it's no big woop. I mean, it is only most people's biggest and most important investment. By all means do NOT use a professional, "handle it on your own". THAT SAID....I will be the first to admit that there are unscrupulous people out there who could really care less about people and their situations. That, my friends, is a shame.

  16. DEFINITELY a valuable lesson to learn, especially at 11k and not 2.5k. I remember my first trip away from my home DZ to Z-Hills, I was surprised not everybody asked for a pin check. I didn't hesitate give someone a tap and point. Well done on response and especially cool that you got back in the saddle again. When you get your next rig, with that smaller, snazzy ZP main.....invest in a higher WLoaded reserve, preferably PD. I was thanking you for saying "sometimes a cigar is just a cigar" and expressing disappointment that Deathplay was turning, what I think at least, to be a heartfelt and generous response to what he is witnessing in our sport. We can, and have, debated RSLs or not, RSLs vs. Skyhooks, ad nauseum. How people have to go in while we split hairs? OF COURSE training and warding of complacency are at the foundation of this pyramid, as it always should. But we are an imperfect species in a unforgiving sport. That math I can even understand. Yeah, skyhooks are standard (as oppossed to free) on Sigmas and student rigs, as they should be. But with experienced gear we have, and you will excuse the expression, "the dignity of choice". After all, if the Skyhook was mandatory, somebody would bitch. I am not saying they shouldn't as much as I pointing out the fact that you can't please everybody all the time. Finally *exhales*, between R & D and inherent liabilities, RWS or anybody shouldn't have to give anything away. While I currently own a Vector, I have owned a Racer and Talon (this is my second go around in this sport), I didn't want people to think this post was about "my gear is the best, etc.
