jimmytavino replied to grasshoppergirl's topic in Introductions and Greets
Congrats....on the A -
i always liked the "firecracker sound " that those round parachutes would make... when they opened!!

True enough everyone IS different.. Part of the FUn of our sport... i'm only just suggesting...Go EAsy. The camera comment was Absolutely Tongue-in-Cheek...

ok....200 jumps. better Hurry UP and get as many Go-Pros as possible and connect them to allll sorts of locations... as for wingsuiting... Time in sport ?? Who cares Properly assimilating ALL that is needed to safely practice the BASICs of skydiving ?? who cares Dialing in the details of what is needed to become borderline proficient ?? who cares. Consideration of all the guidelines , which many have worked hard to establish for reasons of common sense and Safety?? who cares All that seems to matter... is, I hit 200 jumps... 200 jumps pretty much qualifies someone to be .." Only Just Beginning"... It's a marathon. Not a sprint . imho

waay back a long time ago.. I used to tell my jumping buddies who were big time INTO freefly. " Stay Heads Up .....On that Heads Down"!!!.... Never figured that ON a BIGway Dive.....Someone would actually DO It.... a lot of skydiving REQUIRES cooperation........ It simply Isn't THAT difficult for everyone to "get On board " with THAT sort of game plan.... IS it???

true enough...there are many sides to it. Wow...How is it that people who are lucky enough to be living in YOUR property, for which YOU hold all the responsibility...Dare STATE such idiotic terms in Your agreement...hahaha.. the Damn King of Siam doesn't get ONE Hour service !!! I might tell them to move Back into Mommys House.... ....or find a place that They can OWN....their own Damn selves... When folks have only a small financial stake in a place they can sure do some damage...I let a guy convince me to rent to him,,, Cause his kids " were in the middle of the school year " and he " didn't wanna disrupt that ".. Like a sap... I said OK.. His B.S. helped make it Easy to decide to SELL the place. Twardos post had me Laughing out Loud!!!.... True TRUE... Long ago we had good luck with Section 8 because the money,,, although less than we wanted, was always there..Still lots of work, lots of attention needed, sometimes at bad hours, helps fill the "con" side of the list... Had not thought about the schedule C stuff.. Insurance, accounting fees etc...could become a PITA... things used to be different.... regarding costs, financing, local and fed tax implications....etc. But when any savings is getting less than 1 % interest.. sure it makes sense to invest rather than "save".. I've sometimes thought that a solid excellent condition muscle Car from the 60's ( IF purchased at a Bargain ) Can appreciate in value waaay more than 1 % without ANY to-do list, payments to make, Tenants to deal with, or Emergency Call-Outs....IF you want an investment which appreciates AND generates regular or semi-regular income,, and you're gonna go schedule C anyway....how about if you Buy a Cessna 182 and use your excellent contacts to rent it out to FLY 150 or 200 hours a year......OR.

sounds like you're doing your homework... get it at a good price and that helps. It would be to your advantage if there is SOME space there, which YOU can keep for your own use. Garage, basement ( DO houses in Fla HAVE basements?????), lockable storage shed, maybe. That way you can keep some tools, supplies, materials etc. On site AND safe...and so you don't have to truck those things back & forth Every time you go there... (and chances ARE...that Someone.... WILL be going there from time to time)... check to make sure that there is enough parking, so that YOUR house doesn't begin to overtax the curbside slots there... It also helps if you are good at "scrounging" when it comes to whatever you might need there... Save by doing labor, yourself. save More by getting materials, from paint to kitchen sinks...on the cheap. while I seldom SELL anything via craigslist and the like.. I Will often consider BUYING from there.. Often people let stuff Go.... for pennies on the dollar. It'll be up to you to determine if the effort ( dealing WITH C List Posters ) is worth it. Adjust your standards a little from "top shelf" to "adequate", when to comes to what amounts to , rental property. Whatever you do will likely already BE a big improvement...Don't cut corners Too much,, but don't get the "biggest and best " all the time. try to meet the neighbors (do it BEFORE you BUY, if at all possible ) .. so that you can assure THEM.... that you will not be absentee landlords ... as well as to put yourselves in a position where you can communicate WITH them when needed.... and Maybe ...enlist their help in cases where that might be necessary. Practice " give & take " ... Choosing tenants is the tough part... those who ARE initially financially capable and responsible may , due to a number of reasons, have that status changed...things change, life hands out some tough situations .... Maybe a month to month lease would work best ... so That IF you give proper notice...you can "invite" them to depart the premises,,, and then NOT be stuck for the duration of a years lease...when they start giving some sob story or some tale of woe.... why they aren't paying the rent... That's when they become a liability and Not an asset. Should THEY choose to end the tenancy be ready to use your good judgement to replace them.... Around here some months of the year are Bad for trying to move... but hopefully That isn't the case where you are... Only tie up as much down payment as needed..or just a bit more. to result in a manageable Mtg. payment and so that YOU aren't getting squeezed, should you need $$$$ for anything...what are property Taxes Like??? expensive? or sensible? I hope that real estate in your area starts to go on the upswing.....but ONLY after you have made your purchase...

not anymore. we did ok with a Two Family House we bought a year after buying OUR 1st house...it was 1984 or so. It was waaay low in price and needed a ton of work. so I set out to DOING it.... It was a Big BITE... The city inspector came out and wrote up a list of about 2 DOZEN, issues , concerns, violations etc. They gave us a conditional C of O so we could get some tenants into the apartments , and we worked with section 8, accepting what THEY, dictated in the way of rent. I had a 30 MONTH !! private mortgage with the previous owner... The inspectors were good about allowing extensions IF they saw at least SOME progress, one visit to the next... I did Most all the work, But one of the tenants did work around the place..or would help me, and I paid him out of MY own pocket... We owned it for 3 years and did good upon it's sale. Those funds combined with a small Up Value in our home # 1 allowed us to buy our current house, with almost 50% Down... So. we tried again after settling in here, late 80's and bought a single family house in our town... Lots of work there too, including finishing the entire upper floor of a cape-cod style house,,, We rented it to Nancys Mom who still had kids in college and High school, But wanted to access the equity in the house which SHE and the kids most recently lived. We would take a token "rent check " from her.. add 500 bucks and pay the mtg.... Owned that house for maybe 6 or seven years. Once Mom moved to an apartment complex we continued renting.....and dealt with some real phoney baloney people....who got to being late with rent...who brought 2 dogs INTO the house and let them ruin the place and who was damn near close to a fist in the face...... from ME!!!!!...can ya' imagine???... We decided we didn't NEED that and sold the place for a very Small increase is price from what we HAD paid...Timing is important and location... The rent part can be tricky as well . NOT easy to find good tenants and good ones CAN become Bad ones often unintentionally... Looking for low priced undervalued places which CAN be rejuvenated takes a keen eye to locate...Some can be fixed up and sold. some can become a real estate portfolio which if planned well... can generate decent regular income.. when we dabbled in this . interest rates were Above 12 %.. but costs around HERE. were very reasonable.. Today,, if you can get financing and find a good place at a sensible cost........ then... I'd STILL flip a coin

I see it as the cost of having bad parents. Bad KIDS are NOT always a product of "bad parenting "...just as GOOD kids CAN come from lousey parenting...Be careful NOT to jump to such simple conclusions Because nowadays once a kid goes out the door and into ANY environment with OTHER kids...things change...( some ) Kids are TOO easily led astray. All the best efforts of parents can get UNDONE by the influence of outside factors. Other kids, TV and Movies, video games and simply how other kids Behave, ( or MIS behave ), can have a dramatic effect on Many kids who ARE properly raised....EVEN the nightly news and our 24 hours a day media bombardment, give good kids bad ideas and gives BAD kids some sort of a "path to attention".....which is what some sad and uncertain kids, could be looking for.... It's a tough situation.. Not sure what happened here... But Normiss brings a good common sense approach to the topic.......( that of LOCKING UP any firearm(s)...) and doesn't deserve to be Chafed by others,,, about it... Personal responsibility is the key, and sadly Many folks Do NOT learn that by the age of 12, or 13. Hell,,, some people NEVER learn it.. WHOever belongs to that weapon bears some of the burden here....It's part of the "right" to BEAR arms..... you take the Bad with the Good, unfortunately... A good topic... maybe we can be somewhat more cordial around here, when discussing such subjects...

one of our TMs landed minus one sneaker... a few years ago..... we all laughed, but shared his dismay.. It was mid afternoon. about 6pm I was heading out, and within a quarter mile of the entrance to the DZ,,,,, on the shoulder of the road,,,THERE it Was. !! No worse for the wear, so I picked it up and turned around to return .... The TM was happy, the fun jumpers got a kick out of "the recovery", and I then stuck around and got on the sunset Load !!!!! win WIN,,, for everybody !!!

All Furloughed Federal Employees Will Be Paid
jimmytavino replied to LyraM45's topic in Speakers Corner
it seems that the GOVT. has been found to have Overpaid for MANY things, for years and years.... and has also been known to throw away money like it grew on trees, for all sorts of silly and/or useless things..... since...... well Since about FOREVER.. Classic case of people deciding how to $PEND money which really Isn't THEIRS, in the first place... good, I suppose for those who are affected by the furlough.. bad for all of us who pay taxes to contribute to the "cookie jar" into which politicians reach,,,,, endlessly. I have always been of the mind that IF you are getting PAID,,,, then you OUGHT to be Working for it.. It will be interesting to SEE if any of those folks, REPORT for work..... whether called in or Not.... IF they ARE in fact "unessential ",, why not just eliminate such positions in the first place.. The last time I looked,,, didn't we HAVE a Huge budget DEFICIT ??????? in this country...???? The inmates are Running (AND Ruining) the asylum -
No need to OVERthink everything... simply put, and with NO malice whatsoever... (as they say, at some places where I skydive.......) " Shut Up & Jump "

agree, danornan. "courage" is enhanced within the "anonymity" of a large group.. One stupid idea, can get well carried away and then once the ball is rolling, it's NOT easy to stop. those 'boys',, need to receive "The Chazz Palminteri treatment " from A Bronx Tale....... where he responds to the rudeness and disrespect from a gang of bikers, who stop at his drinking establishment... After he and his guys beat them with everything from beer bottles to baseball bats, He then goes outside, wastes their rides, , leaves bodies & bikes sprawled out,, all over the sidewalk...and proclaims...to his lieutenants " Let Them Lie there.... LIKE the DOGS that they ARE " !!! hahahahaha Ok Ok... THAT too ( Chazzs' response) ,,, was waay over the top....and no better than the group misbehavior which prompted it.. But I couldn't resist a chance to use that Dialogue.. "Da Dogs dat dey Are " !!! ( has to be spoken in a good Bronx accent )

I thought I was the only one! When I tell people I love the smell of chlorine - they think I'm nuts! I was a competitive swimmer too, so that smell and the sound of splashing water takes me to a happy place!
