Premiere help with titles & video

I have premiere 6 and when I place a title in timeline 2 or higher over a video in 1 it appears as a little white box with an X in the upper left corner.

The title is in a superimpose line (2 or higher) It is marked "transparent" In fact when you first click transparency it appears, but when you scrub or play all you see is the white box with an X.

Any clues?

Yep - easiest way for me - right click the little yellow bar and click on render work area - make sure the clip is in your work area though.

I rendered it -- same problem. When it first appears its okay, but as soon as you scrub it the little box shows up again. and it never appears right again.

I finally got the titles to work -- I THINK I wasn't rendering the whole work area (if that is possible)
