NickDG 23 #27 December 31, 2005 The only way it's going to work is if 835 of the home buyers are skydivers, and the other 835 are motorcross folks. In very raining times they let water out of Canyon Lake which used to be considered all right, except for its impact on the DZ, and as long as the water stayed inside the flood plane. I remember rowboating around SkyWorld even inside the big hangar that used to be there. Everyone called it CarpWorld after that . . . itllclear 1 #28 December 31, 2005 I wonder if they're going to target selling the homes to people who left New Orleans due to Katrina?"Harry, why did you land all the way out there? Nobody else landed out there." "Your statement answered your question."
billvon 3,116 #29 December 31, 2005 > I'd be surprised if an insurance company would give them insurance >knowing that it is a flood plain. Why bother getting insurance? Get it declared a disaster area and bail them out via FEMA. I'm sure there will be plenty of kids crying on top of submerged houses to tug on the ol' purse strings. itllclear 1 #30 January 1, 2006 Wouldn't it be justice if the new runway and hanger wind up ABOVE the flood, and emergency operations are carried out from that runway?"Harry, why did you land all the way out there? Nobody else landed out there." "Your statement answered your question."
Scrumpot 1 #31 January 1, 2006 QuoteYeah. Can the Feds opt not to underwrite risks, or must they accept all applicants? Accessibility to the Federal Flood Insurance Program is controlled (and predicated) upon the community "participating" in the FEMA sponsored program. Whereas the article mentions that this community IS participating (which can be verified independently), then yes ...the development and all individual homeowners, builders and/or purchasers would be elligible for flood insurance. For any homeowners who end up purchasing their homes there utilizing most commonly-available mortgage financing (and FNMA/FHLMC "agency conforming" in particular), ...separate, and SPECIFIC flood insurance in fact, would be a REQUIREMENT to the attaining of such mortgage. A community's either participation (or not) is really the only underwriting criterion governing it's availability to the individual homeowner, period. Separate and specific federal flood program insurance polcies are not "individually underwritten" at all, otherwise in any other way. Hopefully this answers your question Andy, at least in respect to that. "PMI" by-the-way (mentioned by another poster) stands for Private Mortgage Insurance, which protects THE LENDER (against borrower default), and is an entirely separate matter in respect to all this, altogether. CrazyL 0 #32 January 1, 2006 Had gone to Starbucks near Von's in Lake Elsinore this morning. From up on Grape St. I could see the improvements on the land for the new homes. The area for the homes is so close to the lake already. The area still appears very near the lake level. It just does'nt seem worth it to build up 'islands' to put homes on. A real estate develper would put an office building at the South Pole, even with no access, if he could get someone to finance it."Harry, why did you land all the way out there?
