(For those of you who made it possible for me to get back onto the relocation referral list, I owe you a jt or beer...take your pick...)

Every once in a while, it's a great day.

Got a client in from the relocation department about 2 weeks ago - under 200K, Burbank. This is, frankly, not possible. Just simply not doable. Nothing under 200 that has a roof and 4 walls, let alone indoor plumbing. Not in Burbank.

I bring her in, interview her, tell her it's not going to happen, but I'll do my best anyway. We look at 2 places, one 450 sq in Burbank for 199k, and one 850 sq ft in the next city over for 169k. Neither will do. Bad areas, lots of drugs and gangs, etc. in the city over, and the 450 violates Burbank building codes - no-one will ever lend on it.

Then, whack! onto the market comes a small (636 sq feet, barely legal) condo in Burbank, listed by an out-of-area agent who didn't know the area, and waaaaaaaaaay underpriced it at $155K. I call her at work, tell her take the time, we have to see this now, and so she does. We look, and she wants to make an offer. We hotfoot it back to the office, write an offer, and hope...

I get the call from the other agent, we're in multiple offers, and are one of 7, 6 full price (including ours), and one over list. I pull my client away from dinner to tell her this, and inform her we have to work a little bit for this one. She agrees to go as high as $160K, and I write a letter. And man, tried to get all the heartstrings plucked without making it beg. Single woman, safety, conservative, cautious, perfect place, etc...compliment the listing agent on her reputation (I dunno who the hell she is - never heard of her), etc. Tell my client there's no hope, go to Vegas and have fun (she was going for two days).

Ring goes the phone, and it's the other agent. We opened escrow at 4 this afternoon.

When I called my client, my office mates could hear her shrieking. I was cracking up so hard. She immediately called the relo people, told them I was miraculous, and they've sent me another referral at 6 today. (He's gonna be fun - answered the phone with "whaaaaazzzzzzzzzuuuup?"). (and he's gonna be my rig deal - if I can get him into escrow, I should net enough to get a container...:)
Anyway, thanks to those who helped me get back on track - it feels so damned good to have been able to help her - most agents wouldn't have been eagle eyeing the market, and wouldn't have taken the time to write a letter to help her get the place. Or would've bailed if they'd heard about the other offers....YAYAYAYAYAYAY Ellen! It feels wonderful to help get her a piece of the pie for herself.

Yes, sometimes it's a great day.

Congrats on doing good for a client. You deserve to feel good. Your client deserves to praise you - and must have been good to others too... Which Karma caused which?

Michele, that's wonderful. You've worked so hard for so many things. I'm glad this is coming through. Being consistently nice to people pays off in the long run; in self-respect, and in the respect they give you.

Of course, it'd be nice if the payoff in rent money was a little more regular, too,,,

Thanks, guys. It just feels so damned good to do right by someone that I honestly didn't think I could help...and even told her that. I'm still smiling! And I know she's on cloud 9. And it's such a great little place. All new appliances, clean, fresh carpet, paint, balconies with "views"... perfect for her, and the price was right (cheap, in fact). And as she's been pre-approved, and all that, it really shouldn't be a difficult escrow.

Maybe what she was asking for was nearly impossible. Maybe all the other agents would give up. Maybe, even if they did look for something, they wouldn't try to counter other offers.

Maybe it was almost impossible for you to succeed. But if you would have given up, you would have never succeeded for sure. That's what it's all really about, the most important quality. I'd hire you any day.

Brings to mind the phrase..."commitment? Lemme tell you about commitment!" ROFL...yes, though, you are right. I don't tend to give up...and if a client has something impossible, it's only impossible at the moment. There will come a time where it is possible. We just have to be ready to jump when the door gets opened. She was - and that's what's kewlio...and because she was, I was, too.
