Spoke w/ the sellers last night on the phone, working out the logistics of making and offer/acceptance, closing etc. We agreed that i should email the offer, they will counter via email until we reach agreeable terms. Im a bit worried now that Iv not heard from them at all. I low-balled them on the price, but hopefully not so much so it pisses them off.
