Once that's out of the way, the next items that can get a buyer off the hook are a bad pest inspection, structural inspection or failure to get a mortgage within the mortgage contingency period. But if none of those apply, there's about a seventy-five percent chance the seller will be able to keep the deposit and an even smaller chance of being able to compel specific performance of the contract. And I know someone who got cold feet after making an offer on what would have been their first house. Totally panicked and did not think they could afford it after going through the numbers one more time. Major buyer's remorse. With a little help from a friendly boss, they managed to get their pre-approved financing declined and got out of the contract with their earnest money. This was in Texas, and happened several years ago! And yes, in your case, maybe the cop was right, but you were probably smart not to buy from a psycho regardless.
