my wife and i are planning on building a large playset in the back yard. the problem is that the one we have our eye on is expensive. how much of a return on our investment can we expect to get? obviously none if we sell to people without kids, but being a four br three bath, it will most likely appeal to people with children. we most likely will be selling in 4 to 7 years.

I'd assume you won't get much, if anything, as a return on that particular investment. Buy something that you'll feel is worth it for your kids' enjoyment. You can look into what people will pay for used play sets to get an idea of what it might be worth down the road.

If the right family looks at your house, then it'll help sell it, without necessarily adding to the price. But if the wrong family (kids who don't like the outdoors so much; older kids; girly-girls -- you get the picture) buys the house then it won't be an asset, it'll be a liability.

Chris and Matthew are some spoiled chill-rens. I would look at the trends in your area. You can go to the courthouse's records department and look up what the previous owners paid for your house and compare it to what you guys spent. Also, look at other houses in your neighborhood similar to yours to see what they paid, as well, to get an idea of cost per square foot. Then you can establish a trend scale. This is just speculation because you cannot see into the future of housing, but it can at least give you an idea.

Plus, since you live in a 4-bedroom house, you can almost expect new owners to have kids - may be not young enough to enjoy the playset, but you never know.

Or you could end up with the buyer who writes in the contract that the playset must be removed from the yard at your expense.....buyers are weird....I sold my townhome 9 months ago and I was shocked at the buyer wanted me to do for her....i.e. she wrote my portable gas grill into the contract, two bar stools, three flower arrangements, fire place equipment etc. etc. etc.

megan spoils all of her boys. i'll pm you with some number about our house. as far as kids not being young enough for a playset, this one is really cool. i can see teenagers drinking beer and doin the nasty in the clubhouse portion.

I agree, but at least they won't lose money on the house itself post payset purchase. And knowing KJ and Megan, they probably want it, not the kids. :D
