That's what I do...kind of.

I do homes getting ready to lease, rent or sell, but locally.

Got in with some Real Estate companies and the thing just 'blew up'...

More work than I can handle so branched out and hired help...we 'detail' a home so it will show better.

In & out in 48 hours...
GREAT $$$$$$$$!B|

Good luck and Have Fun traveling...rigs going to right?!;)

How much does something like that run? Do you only work on vacant homes?

I'm not really looking to sell, but I'm fundamentally lazy so I can see wanting to use a service like that when the time comes. :D

Oh, and congrats, cocheese! It'll be quiet in here!

Just call any lawn service and send them money. It's cheaper than going to the chiropractor and lawn mower store etc.

I've got no lawn at my current place. I put in a patio instead - grass wasn't going to survive there anyway. I took the money I was paying my lawn guy at my old house and put it into my cleaning guy at my current house. My neighbors (who have both been professional landscapers in the past and who are happy to have more dirty to play in) maintain the landscaping for me for free (yes, I lead a charmed life in that respect).

I was more curious about the service 'Twardo provides.

It depends on what all is needed.

We do minor cosmetic repairs, painting, carpet cleaning, power wash the whole place...cut and seed/ fertilize the grass...trim hedges...repair/replace fixtures, sprinklers, glass, tile flooring... etc.

Just finished a 'major' job last week, painted every room, reconditioned the woodwork, cleaned the carpets, windows, sidewalks and drive...replace all the light switch and outlet plates and heat /ac intake & outlet vents...just generally make it look 'new' as possible.
Little over 2 grand and took 5 days instead of the usual 2...but the place has had an offer on it already.

And...no we do occupied homes too...but it cost more because it takes a lot longer.

Couple grand would be nothing in a hot real estate market. Good to know those kind of services are out there for the busy/lazy. I know I could go out and individually hire people that provide each of those services, but it's also cool to know there's one-stop-shopping.

Basically how I found the niche...

Most people don't want to go through the hassle of setting everything up...so it's more of a service I provide to the Realtor to 'sell' to the client.

I contract out the 'heavy lifting' as far as major repairs if needed...plumbing & elect. brought up to code...structural damage needing repairs etc.

When we're done, the house is 'fresh' looking...
We do the stuff most owners wouldn't, but a buyer will look at...like clean all the vents, scrub the window
frames and slide channels, lube the sliding doors, wash the ceiling fans and LIGHTBULBS...;)
