dbattman 0 #4 August 20, 2006 Agreed Chuck, it is not fun at all. If I was selling a rental I don't think it would be as bad. However I am currently typing from my camping chair sitting in the corner of my kitchen where I can hitchhike onto someone's wireless connection. Later I will retire to my air mattress and listen to my clock radio. This is tolerable for me because I've always been a bit of a minimalist and most of my weekdays are spent traveling and I'm in a decent hotel. When I bought my house I commented to the closing attorney that they had lots of conference rooms and they must be busy with lots of closing. He replied that often they have to use two rooms for a closing because the buyer and seller can't stand to be in the same room together and they run paperwork back and forth. This process can truly bring out the worst in people. Nope, not fun at all. Particularly since I was averaging 4.X showings a week and this has been tied up for six weeks now under contract. NOTE TO FUTURE HOME SELLERS- DO NOT STOP SHOWING YOUR HOUSE EVEN WHEN YOU GET A CONTRACT! GET BACKUPS! Quote Share this post Link to post Share on other sites

After the second issue getting their financing approved and they were beginning to ask for concessions to close the deal I was within inches of telling the buyers agent she had to eat some of it out of her commission. From my perspective she hadn't fully pre-screened and advised her client on what they could qualify for but thankfully I didn't have to. The market in our town is so 'great' yet, our house has been on the market for 6-weeks. We're in contract on another house and need to sell this one first, so we can buy the other house. Private lot, daylight basement, fresh paint, clean carpet, nice accents and furniture arranged to really show the space. 'Shows like a model'. I probably had 20-25 showings but only one offer. I'm selling a house for some skydiving friends that is just beautiful, but it's waiting for the right person to buy it. As for being put out, the thing to do is get enough of a non-refundable down payment to cover your mortgage (at least) for the two months that it might take the worst buyer to close. And that's why I never put "Sale Pending" riders on my signs. Keep track of those interested buyers in case something goes wrong. I feel for you! Don't blame the agent--All she has to work with is the information her buyers give her. If she isn't told everything, she's just as surprised as you when financing doesn't come through.I don't have an M.D. or a law degree. I have bachelor's in kicking ass and taking names. mailin 0 #15 August 22, 2006 I feel for ya. Try being a buyer and getting a call the week before closing from the attorney to say that the house doesn't have a clear title, and hasn't since 1918. The sellers knew this but didn't disclose it until AFTER the PNS was signed. And then having to sue the homeowners to get your money back We luckily found a great house in the woods (ya for trees!) I don't think I'll ever buy another house with all the headaches we went through. But I will say one thing - I'll never buy a house with a realtor after all the help we needed this time.
